Popular places to buy land around Nairobi, from Kitengela and Juja to Kamulu, Malaa and Konza, with the title, water and access checks for each.

Most first-time land buyers in Kenya look within commuting distance of Nairobi. The areas below come up again and again with buyers, agents and land-selling companies. We have not ranked them by price or return, because plot prices vary hugely within each area and change quickly. Instead, each entry lists what drives demand and what to check before you buy.
Prices quoted in adverts are asking prices, not sale prices. Ask several local agents and neighbours what similar plots actually sold for.
1. Kitengela (Kajiado County)
A fast-growing town along the Namanga Road with many residential plots and gated communities. Check: water supply (many homes rely on boreholes), drainage in the rainy season, and that subdivided plots have their own titles rather than shares in a mother title.
2. Isinya and Kajiado town (Kajiado County)
Further out than Kitengela, with larger plots for long-term buyers. Check: road access from the main highway, distance to water, and whether land is agricultural (needing Land Control Board consent).
3. Ruiru (Kiambu County)
Popular with commuters along Thika Road and the Eastern Bypass, with a mix of plots, estates and rentals. Check: zoning and plot ratios, sewer and water connections, and traffic at rush hour.
4. Juja (Kiambu County)
Student rental demand around the university area attracts investors building hostels and bedsitters. Check: the change-of-user approvals needed for multi-unit buildings and the rental demand in your specific location.
5. Thika and Makongeni (Kiambu County)
An established industrial town with a range of residential land. Check: title type (freehold and leasehold both occur), access roads and proximity to industrial zones.
6. Kamulu and Joska (Nairobi / Machakos border)
Along Kangundo Road, with relatively affordable plots that draw first-time buyers. Check: whether the plot sits in Nairobi or Machakos County (rates, approvals), water availability and road quality.
7. Malaa and Kangundo Road (Machakos County)
Further along the same corridor, heavily marketed by land-selling companies. Check: subdivision approvals, how many buyers have already received titles, and the road from Kangundo Road to the plot.
8. Ngong and Kiserian (Kajiado County)
Scenic hills with demand for family homes. Check: slope and building costs on hilly plots, water, and access roads that may wash out.
9. Syokimau and Athi River (Machakos County)
Close to the airport, the expressway and the SGR terminus, with apartments and maisonettes alongside plots. Check: flood risk in low-lying areas, and noise near flight paths and industry.
10. Konza and Malili (Makueni / Machakos)
Speculative land around the planned Konza Technopolis. Check: that your plot is outside the technopolis boundary and road reserves, realistic infrastructure timelines, and the title history.
A checklist for any area
- Do your own official land search.
- Visit the plot with a licensed surveyor and find the beacons.
- Ask the county about zoning, minimum plot sizes and planned roads.
- Talk to neighbours about water, security and disputes.
- Budget for the costs of transferring land on top of the price.
Frequently asked questions
Where is the cheapest land near Nairobi?
Plots further from the city and the main highways are usually cheaper, but they can take longer to gain value and may lack water, power and good roads. Compare total cost and access, not just the price per plot.
Is buying land near Nairobi a good investment?
Land near growing towns has historically attracted strong demand, but returns are not guaranteed and land produces no income until it is developed or sold. See our guide to real estate investment options in Kenya.
